Generally, we charge $6 per window and $2 for screens.

We do not charge for ladder work on the first 2 stories. 

We will assess ladder work per job for window height that exceeds a traditional 2 story building or normal degree of difficulty.

Some customers elect to do the inside of the windows themselves. If that's the case, we charge 60% of the estimate to do the outside and the screens. If no screens are included in initial estimate, the price for outside-only will remain at 60%. If there are no external screens (internal only), the price will be 50% of the total estimate. Our recommendation would be to get the windows done professionally inside and out the first time. We will then come back and clean just the outside in 6 months, following that up six months later with our complete inside/outside job again. That's what the majority of our customers do.

Final Notes: Our estimate will match the invoice price unless there is glass inside the house that we do not figure in the estimate because we cannot see it from the outside, or if you ask us to do additional work.

Screen Repair:

We are adding screen repair and replacement for many makes and styles.  This is a service for window cleaning customers only (at this point).  My pricing is easy.  $15.00 per screen, up to 33 inches, $20.00 for over size.  Sliding door screens are $25.00.  I believe you will find this the cheapest in town.

Note: This is only the screen cloth (standard fiberglass) and not aluminum sides or hardware fittings.  Most hardware can be reused.

Replacement of screen frames and hardware will depend on the manufacture and cost.
I do not stock every kind of screen frame or hardware. We will do our best to get an exact match.  Many manufactures will not ship their moldings and hardware to non-venders.  So I can only really do standard frames at this time.

The price includes pickup while we are on-site and delivery.

We believe in providing an excellent service at a fair price. Sure there are window washers out there willing to clean your windows at cut-rate, cheap prices. There are a lot of part-timers in this business-so be careful because after all, you generally get what you pay for.

Here are some things to look for, and to ask when choosing a window cleaning service:

Will they open each window and clean your sills and tracks? (Most window washers never open the windows)

Do they actually scrub your screens instead of just wiping them off? It makes no sense to have clean glass and dirty screens.

Do they look professional and are they in company uniforms? If they're not willing to invest in looking professional, then they're in this for the short term. Unfortunately, there are a lot of part-timers in the window washing business.

Ask for plenty of references along with phone numbers. A reputable window washing company should be glad to provide them to you. Click here

Are they insured and bonded? Things happen. You need to be fully protected in case of unforeseen situations. (As a side note, we've never had a claim)

Do they use poles or ladders? You can't wash a window (and do a great job) from a distance using a pole. We own many different size ladders, so we'll be able to access every single window.
